Terms & Conditions

1. General
These Terms & Conditions apply to all bookings and services provided by Seaside Villas (“the Company”) for holiday rentals in Spain. By confirming a reservation, the tenant agrees to these Terms & Conditions. Spanish law applies to all agreements.
2. Booking & Payment
A booking becomes binding once confirmed in writing by Seaside Villas. Payment conditions: for bookings made more than 30 days before arrival, a 30% deposit of the rental price must be paid within 3 working days after confirmation. The remaining 70% of the rental price must be paid no later than 30 days before arrival. For bookings made within 30 days before arrival, 100% of the rental price must be paid immediately. The security deposit must be paid 7 days before arrival. Failure to comply with the payment terms entitles Seaside Villas to cancel the booking without further obligation.
3. Cancellation by the Tenant
All cancellations must be submitted in writing by email. Cancellation fees: up to 30 days before arrival: free cancellation. From 30 days up to 7 days before arrival: 30% of the rental price. Less than 7 days before arrival or no-show: 100% of the rental price. Any bank or administrative costs remain payable by the tenant.
4. Minimum Stay, Arrival & Departure
Minimum stay requirements vary by season and property and are stated on the website. High season (July & August): minimum stay of 7 nights, usually Saturday to Saturday unless otherwise stated. Mid and low season: flexible arrival and departure days may apply. Check-in:From 16:00 to 22:00.Late arrivals may incur an additional fee. Check-out: before 10:00 on the day of departure. Late departure may result in deductions from the security deposit.
5. Security Deposit
A refundable security deposit is required to cover damage, excessive cleaning, utility consumption or breach of house rules.The amount varies per property and is stated on the website. The deposit will be refunded within 7 days after check-out, provided no damages or outstanding costs are identified. Any deductions will be communicated to the tenant.
6. Property Condition & Damage
The tenant must report any defects or damage within 24 hours of arrival. After this period, the property is deemed to be in good condition. Damage caused during the stay must be reported immediately and may be deducted from the deposit.
7. Insurance
Tenants are strongly advised to take out travel and cancellation insurance. Seaside Villas is not responsible for costs resulting from illness, accidents, travel disruptions or forced cancellation.
8. Cleaning
Final cleaning is mandatory and charged as stated per property.The property must be left tidy. Including: clean dishes and kitchen appliances, no rubbish left behind, barbecue/fireplace cleaned (if applicable). Failure to comply may result in additional cleaning charges.
9. Linen & Equipment
Bed, bath and kitchen linen rental is mandatory unless otherwise stated. Sleeping on beds without linen is not permitted. Baby equipment (cot/high chair) is available on request and subject to availability.
10. Internet, TV & Utilities
WiFi availability is stated per property. Internet quality cannot be guaranteed. Satellite TV does not guarantee specific channels.Temporary interruptions to water, electricity or internet may occur and do not entitle the tenant to compensation. Utility costs (electricity/gas), where applicable, may be deducted from the deposit.
11. Swimming Pool
Where applicable, pools are maintained periodically. Temporary unavailability does not entitle the tenant to compensation. Children must always be supervised. Pool use is at the tenant’s own risk.
12. Occupancy
The maximum number of guests stated per property may not be exceeded. Violation may result in immediate termination of the stay without refund.
13. Noise, Construction & Environment
Properties are privately owned. Noise, construction work or environmental factors beyond our control do not entitle the tenant to compensation.
14. Force Majeure
In case of force majeure (including legal restrictions, natural events or withdrawal of the property by the owner), Seaside Villas may cancel or modify the booking. Paid amounts will be refunded proportionally. No additional compensation can be claimed.
15. Liability
Seaside Villas acts as an intermediary and is not liable for personal injury, loss or damage unless caused by gross negligence.
16. Applicable Law & Jurisdiction
These Terms & Conditions are governed by Spanish law. Any disputes shall be submitted to the competent courts in Spain.

1. Scope
These Owner Terms apply to all property owners (“Owner”) who engage Seaside Villa Collection for rental management, marketing and guest services.

2. Services
Seaside Villa Collection provides, depending on agreement:

Marketing and promotion of the property
-
Booking management and guest communication
-
Price and availability optimisation
-
Contract handling and guest administration
-
Coordination of cleaning, maintenance and check-in/out
Specific services are agreed individually.

3. Owner Obligations
The Owner guarantees that:

The property complies with Spanish laws and local tourist rental regulations

All licenses, registrations and insurances are valid
-
The property is safe, clean and properly maintained
-
Information provided about the property is accurate
The Owner remains legally responsible for the property at all times.

4. Availability & Owner Use
The Owner must provide accurate availability and notify Seaside Villa Collection in advance of any intended personal use.
Unannounced owner use that affects confirmed bookings may result in liability for costs or compensation.

5. Rental Income & Payments
Rental income will be transferred to the Owner as agreed, minus:

Management fees

Agreed service costs
-
Any guest-related expenses or damages
Payment schedules are agreed individually.

6. Damage & Guest Claims
Normal wear and tear is expected.
Guest-caused damage may be covered by the security deposit.
Seaside Villa Collection is not responsible for damage caused by guests unless due to proven negligence.

7. Pricing & Strategy
Seaside Villa Collection reserves the right to adjust rental prices and minimum stays to optimise occupancy and revenue, unless otherwise agreed.

8. Liability
Seaside Villa Collection acts as an intermediary between Owner and guest and is not liable for:

Guest behaviour
-
Theft or damage
-
Force majeure or third-party actions

9. Termination
Either party may terminate the agreement with written notice, subject to the agreed notice period.
Existing confirmed bookings must be respected unless otherwise agreed.

10. Confidentiality
Both parties agree to treat all commercial and personal information confidentially.

11. Applicable Law & Jurisdiction
These Owner Terms are governed by Spanish law.
Any disputes shall be submitted to the competent courts in Spain.
